This article deals with the spatio-parametric model of the real estate market in Tomsk. In the paper we present main information on which the model bases. Today as an effective tool for the study of pricing in the real estate market, regression analysis can be used. The essence of using regression analysis in the study of the real estate market is presenting the dependence of the market value of the property on its main pricing factors in the form of а mathematical model reflecting the extent and direction of these factors. For example, among the main pricing factors the floor space, wall material, area in which the object is located, number of floors and new or resale apartment can be identified.
